Sullivan’s Island is mostly a residential island with a tight-knit community of nearly 2000 people. On weekends and holidays an influx of beach-goers come to enjoy Sullivan’s and nearby Isle of Palms’ wide beaches and gentle waves, but the year-round lifestyle on both islands is relaxed and friendly. With no hotels and limited rental properties, Sullivan’s offers a small town beach feel with easy proximity to the region’s urban cores. Sullivan’s Island is home to one of the most unique and modern Light houses in the country and Historic Fort Moultrie.

Homes and Builders
Sullivan’s offers a mix of cozy old cottages and newer larger homes, with plenty of wide porches with pelicans soaring overhead. The Island community is well established so many newer homes are the result of “tear downs”. Size, price and location have a big impact on listing prices.
